We are an independent property rental company serving mainly UC Santa Barbara students. All of our rental properties are located in Isla Vista within a 5-minute bike ride to the UCSB campus and a few blocks walking distance to beaches, open space parks, shopping and restaurants. Beach access is only two to three blocks away.

Island View Properties offers duplexes and fourplexes that are in excellent condition and have been upgraded and remodeled to include (in most cases):

• New Double Paned Windows - To keep heat inside and reduce noise from outside, which is good for neighborly relations as well as your budget and the planet.
• Ceramic Tile - Most of our properties have little to no carpet to be damaged or cleaned, which saves you deposit deductions.
• Newer Bathrooms with New Cabinets and Tile - which makes it easy for you to keep clean.
• Newer Energy Efficient Refrigerators - To reduce your electric bill.
• Professional Landscaping Every Week - We care about our properties.
• Energy Efficient Central Gas Heat at some of our properties - to save you money and have a lower impact on the environment when it is cold outside.
• Energy Efficient Tankless Water Heaters are available at several of our properties - To use less gas, saving you money, lessening your impact on the planet, and offering "endless" hot water.
• Newer Energy Efficient Washers and Dryers are available at several of our properties - to save on water, gas and electricity as well as trips to the laundromat.
• All landscaping is done by a Santa Barbara County Green Certified landscaping company.
  • Green waste is recycled into mulch and compost for reuse.
  • Plantings help cool in the summer and contribute to the urban greenscape.
• We have eliminated or reduced carpeting, which means fewer replacements and less landfill, as well as less energy used to produce replacement carpets.
• We have eliminated older inefficient electric appliances such as stoves and water heaters.

Go to Our Properties to see availability, descriptions and pictures of each building and individual units. We rent a range of 2, 3, and 4 bedroom residences. Most of our properties have been remodeled in the past 3 years, and all are kept in excellent condition.

Our leases run from early July to mid June and our properties are often rented for several years in a row by the same students. (If residences are rented for a second year the new lease term is a full year.)
