APPLICATION INSTRUCTIONS

After you read through the instructions there will be a link to download the application.

Thank you for considering Island View Properties for your housing needs. Complete and sign the following application and then fax, scan and email, or mail it to Island View Properties. We do not have an office that is open to the public, so sending it via fax or email is the fastest way to get an application to us. You can also mail it directly to our PO Box address.

Please read and note the following:

1. Each applicant in the group must fill out their own application, sign their own application, list their personal guarantor information, and include a copy of their drivers license or photo ID. We must receive all of the applications together before they will be processed. PLEASE TYPE OR PRINT CLEARLY - neatness does count - and include all requested information (yes, we do need your SSN# and bank info). Each applicant must have their own guarantor.

2. Please designate preference of apartments on your application. If you are interested in more than two of our addresses, please include a separate sheet of paper that lists the additional addresses.

3. Fax, mail, or scan and email all of the applications in together. If you email them to us, they must be scanned, because all applications require a real signature.

4. Please designate one person from the group as your contact person. This person will be responsible for returning phone calls and relaying all information to the group.

5. Upon receipt of completed applications, we will process your information and notify you if you have been approved for a property. This may take up to 7 working days. If your group is not accepted, we will not necessarily call you. If you are concerned that we have not chosen your group, please call us to confirm whether or not your application was accepted.

6. Upon acceptance of the applications for your group, we will call your group contact person to verify that you are ready to begin the leasing process.

7. Upon confirmation that your group would like to proceed with the rental we will send you a packet of information including a Lease Option Agreement, a Lease Agreement, and the Third Party Guarantor of Lease addendum. You will need to mail or deliver to an Island View Properties representative the following by the requested date:

A.) A Lease Option Agreement signed by all prospective tenants

B.) A Lease Option Consideration (Payment)

8. Your group will need to return the signed Lease Agreement and all notarized Third Party Guarantor of Lease addendum pages to an Island View Properties representative by the date agreed in the Lease Option Agreement. At that time, the Lease Option Consideration will be applied to your security deposit payment. The remaining payment for the security deposit and the first rent installment is also due.

9. All due dates and monetary amounts due will be listed on a cover letter included in the lease packet. Checks should have the unit address and number noted on each check, and all items must be mailed to Island View Properties at P.O. Box 456, Goleta, CA 93116.

10. All persons on the Lease Agreement are required to have a Third Party Guarantor. Each Third Party Guarantor will be sent a copy of the Lease Agreement after it is fully completed and signed. At the move in appointment, one complete copy of the lease, including all signed pages, will be given to the rental unit.

11. Island View Properties is a member of the ACT Program. Passing the ACT program and receiving a certificate number will give you an advantage when submitting your application. Please go to their website at www.ACT-California.com for more information.
