APPLICATION INSTRUCTIONS

After you read through the instructions there will be a link to download the application.

Thank you for your interest in renting from Island View Properties. The following should give you a general overview of the renting process. If you have any questions about your specific rental, please contact us.

Application:
1. Each applicant in the group must fill out their own application, sign their own application, list their personal guarantor information, and include a copy of their drivers license or photo ID. Please type or print clearly and include all requested information.

2. Please designate preference of addresses on your application. If you are interested in more than two of our addresses, include a separate sheet of paper that lists the additional residences.

3. Fax, mail, or scan and email all of the applications in together. If you email them to us they still require a real signature. We do not have an office that is open to the public, so sending it via fax (805-618-3638) or email (info@islandviewproperties.com) is the fastest way to get an application to us. You can also mail it directly to us at P.O. Box 456, Goleta, CA 93116.

4. You must designate one person from the group as your contact person. This person will be responsible for returning phone calls and relaying all information to the group.

5. Upon receipt of completed applications, we will process your information and notify you if you have been approved for a property. This may take up to 4 working days. If your group is not accepted, we will not necessarily call you.

Rental Qualifications:
a. Guarantor requirement: A guarantor is required for all student applicants. This is usually a parent or guardian. Please list their information on the rental application

b. References: We reserve the right to check previous rental references. If we receive poor references we may deny the application or require a higher security deposit.

c. Occupancy: To avoid overcrowding, the number of people that may occupy a rental unit is limited to the specified occupancy limits listed on our website (note, children under the age of one year are not counted when calculating occupancy limits).

d. Security Deposit: The deposit is held as security for the unit only, and does not include last months rent.

6. Upon approval of the applications for your group, we will call your group contact person to verify that you are ready to begin the leasing process.

7. Upon confirmation that your group would like to proceed with the rental we will email you the lease paperwork which will include a cover letter, a Lease Agreement, and the Third Party Guarantor of Lease Addendum. All persons on the Lease Agreement are required to have a Third Party Guarantor.

8. Your group will need to return the signed Lease Agreement and all notarized Third Party Guarantor of Lease Addendum pages. The payment for the security deposit and the first rent installment is also due at this time.

9. All due dates and monetary amounts due will be listed in a cover letter included with the lease paperwork. Payments should have the unit address and number/letter noted on each check, and all paperwork and payments must be mailed to Island View Properties at P.O. Box 456, Goleta, CA 93116.

Finalized Lease/Move In:

1. Before your lease is finalized, the following must be completed:

a. Rental Agreement signed by all occupants.
b. Guarantor Form for each occupant, unaltered, signed, and notarized.
c. Security Deposit paid in full by checks, cashier's checks or money orders.
d. Full First Rent Installment paid by check, cashier's check or money order.

2. Responsibility: All residents and/or guarantors are jointly and severally responsible for any and all charges incurred under the terms and conditions of the rented premises.

3. Move In: Your move in date is listed on the front page of the lease. A specific move in time will be scheduled with the Lessees before the move in date.
