6. Upon acceptance of the applications
for your group, we will call your group contact person to verify that
you still want the apartment.
7. Upon confirmation that your group
would like to proceed with the rental we will send you a packet of information
including a Lease Option Agreement and a copy of the lease. You will
need to mail or deliver to an Island View Properties representative
the following by the requested date:
A.) A Lease Option Agreement signed
by all prospective tenants.
B.) A NON-REFUNDABLE LEASE OPTION
FEE equal to one rent installment for the unit. This will take the apartment
off the rental market and hold it for you until you return your lease
and co-signer paperwork. The Lease Option Fee is converted into half
of your security deposit after we receive a signed, completed lease.
(If the Lease Option is turned in after May, the Lease Option Fee is
equal to the full security deposit amount of two rental installments.)
Should a group change its mind about
renting an apartment with us after signing the Lease Option Agreement,
the Lease Option Fee will be forfeited and Island View Properties will
return the apartment to the rental market. (Other conditions making
this forfeiture necessary may include but are not limited to: returned
deposit or rent check(s) for non-sufficient funds, failure to return
signed lease pages or notarized co-signer pages, and/or failure to return
first rental payment and balance of Security Deposit, in total, by stated
due date.)
8. Your group will need to return
a signed Lease Agreement and the notarized co-signer pages to an Island
View Properties representative by the date requested. All tenants on
the Lease are required to have a co-signer, no exceptions are made to
this requirement. The second half of the security deposit and the first
rent payment are also due at this time.
9. All due dates and amounts due
will be listed on a cover letter included in the lease packet. Checks
should have the unit number noted on each check, and must be mailed
to Island View Properties at P.O. Box 456, Goleta, CA 93116.
10. Each co-signer will be sent a
copy of the Lease Agreement after it is fully completed and signed.
At the move in appointment, one complete copy of the lease, including
all signed pages, will be given to the rental unit.
11. Island
View Properties is also a member of the ACT Program. Passing
the ACT program and receiving a certificate number will give you an
advantage when submitting your application. Please go to their website
