Island View Properties is locally owned and operated in Isla Vista, serving students for over 35 years.
We cater our services to the savvy college student who is looking for high quality, beach community living. We strive to ensure confidence in our residents that we will respond quickly and professionally, and also instill peace of mind for parents whose students have left home for the first time.
We take pride in maintaining our properties to the highest level, and continuallly work at upgrading to improve comforts of living. Most units have been renovated in the last 5 years. From new flooring, to premium fixtures and cabinets, our upgrades make the properties much easier for you to care for and enjoy.
If our residents are happy, we are happy! Island View Properties sets high expectations and encourages open & friendly lines of communications with our residents. We in turn expect well cared for properties. We work hard to keep our properties in top condition, and we hope our residents choose to extend their leases, or recommend the property to a friend.

Energy Efficient
We've eliminated older, inefficient electric appliances and replaced them with money saving, energy-star certified appliances; including stoves, water heaters, refrigerators, washers and dryers. Central gas heat at some of our properties has a lower impact on the environment and our tank-less "on demand' water heaters at others use less gas and offer "endless" hot water.
Professional Landscaping
Our weekly landscaping service is done by a Santa Barbara County Green Certified landscaping company. Green waste is recycled into mulch and compost for reuse and plantings help cool in the summer and contribute to the urban greenscape.
Upgraded Double Paned Windows
To keep heat inside in the winter and reduce noise from outside, which is good for neighborly relations as well as your budget and the planet. Windows include built-in locks and screens.
Ceramic Tile Floors
We have eliminated or reduced carpeting, which means fewer replacements, less landfill, and less energy used to produce replacement carpets. You save cleaning time and deposit deductions.
