Can I get a copy of the Lease?

Absolutely. Your student was sent a Lease when they were approved, as well as a fully executed Lease once they signed. Please ask them for a copy.

How do I turn in my rent?

If you are a 2018-19 Lessee - DO NOT SEND YOUR RENT TO Island View Properties. If you haven't received information on management changes, please email us. 

If you are a current 2017-18 Lessee - Your last installment of rent is due to IVP on 5/20. (No, you did NOT pay the last installment up front) Please mail this to our office, usual.

Something came up and I need to have someone take my spot on the lease for the rest of the year.

  1. You need to have the new roommate fill out an application and get a notarized Guarantor form.
  2. You, the new roommate, everyone currently on the lease, as well as all Guarantors, need to complete the Lease Transfer Addendum. Please contact our office for assistance with a Lease Transfer Addendum. 
  3. The fee for Lease Transfers is outlined in the Lease.
  4. Please make sure that all items are completed and returned to us before the new person moves in to the residence.

I would like to sublease this summer/quarter

If you would like to sublease during your 2018-19 Lease term, please email us for further direction. 

I am having a conflict or a problem with my roommates that I would like to resolve.

  1. The UCSB Community Housing office provides roommate mediation when you have a conflict or a problem with your roommates.
  2. Contact them at ucsbcho@housing.ucsb.edu or at 805-893-4371.

It's a couple of days before rent is due, I lost my checkbook, I'm overdrawn, or my roommate hasn’t given me rent yet.

  1. Do not give us a check if you have insufficient funds in your account to cover it. If a check is returned to us (bounces), besides the late fee, you will be charged a $30 NSF Fee plus whatever bank fee we are charged.
  2. If you are out of checks, you can go to your bank to get a counter check, a cashier’s check, or go to 7-11 and get a money order.
  3. If you are worried about rent getting to us in time, you can overnight the check to our office at 7127 Hollister Ave. #11 Goleta, CA 93117. Please do not require a signature if you use this option. 
  4. If your payment arrives more than 2 days after the rent due date you will be charged a late fee of 6% of your rent.
  5. In the future, start collecting rent from your roommates the week before rent is due. You want to have all of the rent money deposited into your account 48 hours before you give us a check to be sure all funds from your roommates have cleared, and there is sufficient money in your account to cover the rent.

I lost my key.

Please contact us and we will arrange for a replacement key.  Screens and windows are expensive. Any damage from forced entry, like removing screens, will be billed to residents.

Are pets allowed?

  1. Per your lease agreement there are no pets allowed.
  2. But what if my girl/boy friend/neighbor wants me to take care of their cat/dog/iguana/parakeet for a week? No, that means any animals, regardless of who the animal belongs to or for how long it is on the premises.
  3. If we determine that pets are or have been present on the premises you may be subject to pet related charges such as inspection fees, cleaning, and fumigation charges.

Should I get Renter's Insurance?

  1. Yes - Renter's Insurance will insure your personal property against theft or damage.
  2. Your personal property is not covered or insured by Island View Properties or the property owner in the case of plumbing leaks, water intrusion, fire, flooding, theft, etc. Per your lease: “Renters insurance is strongly advised. Unless caused by Lessor's intentional misconduct, Lessor is not responsible for any damages to Lessee's personal property, injury, or death to Lessee regardless of cause.”
  3. Renter's insurance is most often obtained through an existing insurance policy such as automobile or homeowner's insurance carried by your parent or guardian.
  4. Liability protection is also standard with most renters insurance policies. This means if someone in your unit slips and falls or gets hurt in some other manner, you're covered for any costs, including court costs, up to your policy's limit.
