Steps to apply and lease:
Turn in applications
Each person who is going to live in the property needs to complete their own separate application. Applications will not be accepted unless completely filled out and signed by each applicant. Please turn in all applications for your group together. They can be delivered to our office, emailed, or mailed.
If you will be bringing them to our office, please set up an appointment with us.
Get approved
All lease approvals are made on a first received and qualified, first accepted basis.
We will notify you via email as soon as you are approved to lease. We reserve the right to check previous rental references. If we receive poor references we may deny the application or require a higher security deposit. You must respond to our approval within 24 hours or the property will be offered to the next group on the waiting list.
Make an appointment to sign your lease
An appointment to sign your Lease will need to be scheduled within the 5 business days following your approval. This needs to be a time that all of you can come into our office together and sign the Lease. It should take approximately 30-45 minutes. When you come in to sign your lease everyone will need to have their completed Guarantor form, complete Security Deposit, and a photo ID.
Get you Guarantor form signed
A Guarantor is required for each Lessee. This is usually a parent or guardian.The Guarantor form needs to be signed & notarized. It must be brought to your Lease signing appointment. No one can sign the Lease unless Island View Properties has received all Guarantor forms.
Pay security deposit
The security deposit is due at your Lease signing appointment. You will not be able to sign the Lease without the complete security deposit. The security deposit amount for your unit is listed on page 2 of the attached Lease. We accept checks, cashier’s checks, or money orders. It is ok pay the security deposit in multiple checks. Please refer to page 1 section 5 of the Lease as to whom the check must be made payable.
